A professional service offered to meet with each client's individual requirements whether you have one property or a portfolio. Specialising in family's who wish to let their homes whilst working abroad.

Rental Valuation

An inspection of your property to advise the rental income likely to be achieved. Advice given upon letting requirements.

Tenants

Full credit references with the availability of free guaranteed rental income for the first six months are taken upon all tenants unless an alternative is agreed with the client. Deposits are taken and retained by us against dilapidations at the end of the terms. Tenants are required to pay for the cost of professional carpet cleaning at the end of each tenancy.

Furniture

Advice will be given as to the suitability of the property to be let furnished or unfurnished.

The Furniture and Furnishing (fire) (safety) (amended) Regulations 1993 require that all upholstered furniture and furnishings meet with the regulations. Furniture and furnishings should display the correct labels advising compliance with the regulations.

Gas Safety

It is essential that every property has a current landlords gas certificate with a copy for the tenant. The certificates are an annual requirement and must be undertaken by a Corgi registered gas fitter. This service can be arranged by Madeleine James.

Smoke Detectors

All properties should be fitted with at least two smoke detectors.

Marketing

Press advertising, 'To Let' boards and website display form part of the marketing available for your property. Individual contacts are made with large companies and relocation agencies.

Service Charges

This service is available to landlords and management companies of residential and commercial property to arrange for the collection and administration of service charges.
